How to Build an Email List with a Quality Lead Magnet
Today, we focus on email list building, basic list management, and list building strategies while focusing on how to build an email list with a quality lead magnet.

List Building may be the single most important skill you acquire because list building gives you:

a valuable asset that you can sell

a dollar value for each email on your list based on your revenue

the ability to predict a consistent income
-
more power in your marketplace with more influence
-
direct impact on your email marketing results

opportunity to create an easy income stream with affiliate marketing
Most people see the value of building your list already, but they get completely stumped when it comes to actually doing it
The industry standard (and it's more of an Industry rumor) is that each person on your list should generate at least $1 per month. So, if you have 100 people on your list, you should generate $100 a month. 1000 people on your list should create about $1000 in income per month, and 100,000 people on your list...well, you get the point.
This is a numbers game completely.
Once you build your list, your game becomes how to turn those people into $2 or $3 or more per month.
Our business runs between $2 and $3 per subscriber.

There are 4 parts to building a list.
Of course, there's a huge difference between building a list and keeping a list. And keeping a list—or retention—is something we can come back to in another post.
So, let's look at these in more depth..
Get a good Lead Magnet
I've been doing this online business thing for more than 15 years, and in the early days, I remember going to giveaways like Mark Hendricks' 12 Days of Christmas giveaway and signing up for every single gift so I could download it.
It didn't matter whether it was valuable to me or not.
If it was free, I wanted it.
And I wasn't alone. People built big, but very unfocused lists with scatter-shot targeting by giving away some pretty crappy stuff.
Today, that doesn't fly.
Prospects don't have the time or the patience to wade through a lot of stuff that doesn't solve a specific problem in their niche.
So, a GOOD lead magnet is something that is very specific, concise, and useful. And it's probably something that others are already buying in other areas.
Building your lists with giveaways can still be done though if you focus on quality. Melody Wigdahl blew me away by growing her list from 350 to 11,000 in just 18 months using giveaways, partnerships, and summits.
But she told me in our last summit that she ALWAYS tried to deliver the most useful gift of all the participants and promoted it as hard as she could to get a good position at the top of the board.
That's smart list building. Her's was the most downloaded gift of all usually.
So, how do you make sure yours is the most downloaded gift? Or a gift that gets a 50 to 80 percent optin conversion rate like our 4-part email template set?
Make it:
- High perceived value
- Solution focused
- Highly targeted
- with GREAT messaging
Notice, I haven't talked about the format of the optin gift...because it depends on the market. Do they prefer software, video training, ebook, graphics package, or something else?
Find out what your market wants and give that to them. It's that simple.
BUT you MUST have a high-quality product to give away. Period. End of story.
Without that, you're stuck in first gear.
Next, how do you collect the email address?
Build a landing page
Oh, NO! I just freaked you out if you've never done this because you are afraid of technology or you think that it's incredibly difficult.
Listen, we've all been here. It's scary the first time. And then, it's rinse and repeat.
So, let's get really basic.
If you look at the landing page for the 4 Part Email Templates above, you'll notice it's incredibly simple.
The elements of a basic landing page include:
- Benefit headline
- Subhead with engaging punch
- Three to six bullet points with benefits
- Graphic image representing the product
- Call to action
- Lower headline setting delivery expectation
This landing page has converted as high as 80 percent and on a normal day between 50 and 70 percent. So, we will NOT change the formula.
Any landing page is essentially made up of two pages as you'll see below. (Frankly, you could get away with one page, but I don't recommend it.)
The page on the left is the customer-facing Landing Page.
The page on the right is the Thank You Page.
I described the Landing Page above, but let's talk about the Thank You Page and why it's so important.
This page can be as complex or as simple as you want. You can use it to upsell your prospect immediately (like we do) or you and have a single headline with a thank you and instructions on what to expect.
Here's what you DON'T do.
DO NOT use that Thank You Page to deliver your product. And I'll get to why in the Autoresponder section that follows.
On our example, I want you to pay attention to the statement above the arrow.
In just 4 lines of copy, we do a number of things:
- Thank the prospect for signing up
- Reassure them that the templates are coming to their inbox now
- Offering them a special deal on something very congruent with the optin offer
In this case, we're offering them the Autoresponder Magic training about setting up their autoresponder with a massive discount.
Why do that?
If we want to build our list, we choose to advertise the 4 Part Email Templates. That's going to cost money. So, if we can sell one Autoresponder Magic course for just $27 for every 20 people that registered for the free templates, we can turn up the advertising and scale our list building efforts.
Let's move on to the next section, the Autoresponder

If you look at the image above, the Autoresponder is ever present and works in the background for every transaction that goes through the landing page. It serves these functions:
- Collects the email address in a database
- Triggers the delivery of your welcome email (sequence)
- Delivers the product access (your gift on the landing page)
- Confirms the email address is marketable (because they are giving you a real email address to receive the gift)
- Waits for you to send broadcast emails or email campaigns that you've created to sell additional products
It's a lot!
So, when you choose an Autoresponder, you want to pick not the cheapest, but one that serves your purpose and will grow with you.

Finally, your landing page and Autoresponder will not do a bit of good unless you're sending traffic
There's free (organic) traffic and paid traffic.
If you've got a lot of money and not much time, you can hire someone to create your Google, Facebook, Twitter, LinkedIn, Youtube Ads and more.
And you can hire content teams to create your blog posts and articles for Medium, SubStack, LinkedIn Publishing and more. They can also create videos for Youtube and other places as well...
But if you don't have the budget, you best get busy 🙂 There's a lot to learn and a lot to do because you'll be a one-person show until you build a big enough list to support you.
Remember those per subscriber income numbers from above?
The FASTEST way to increase your income is to increase the size of your list.
And the FASTEST way to increase the size of your list is to increase the amount of traffic coming to your landing page (after you've honed in conversions).
